Office Fit Out Chippenham

Client: John Guest Limited
Value: £15k

John Guest Ltd planned to open a new office in Chippenham and contacted Cre8tive Interiors to carry out an office fit out service. They needed the space designed, costed and carried out. The potential office was in good condition; it had new carpets, air conditioning and lighting and therefore was a blank canvas for Cre8tive.

The first task was to survey the existing space and understand the requirements for the new office. There was a short list and the shape of the room meant there were some logical positions for things. We also knew the building very well as we have previously fitted a kitchen for Volutio many years ago. We then stripped it out and fitted out some partitions and offices for Deltenna limited. We then stripped this out for them when they left and carried out the dilapidation work for them also in this same office space. There were some problems in locating the supplies but because we knew the building well we completed this easily.

We also knew there were issues with the hot and cold water tanks in the roof so we advised John Guest. An office fit out can include many things. The scope of work for this project included:

  1. Complete office fit out.
  2. CDM work: we were designated Principle Contractor for the work, so carried out Risk Assessments and Method statements for the work.
  3. Drawing and layout work detailing the specifications.
  4. New kitchen
  5. New office partitioning
  6. Construction of Server room with air conditioning
  7. Construction of two offices and a meeting room.
  8. Moving of electrical power boxes, additional electrics and data cabling.
  9. Completion in 3 weeks.

Existing Office Space

We did not have any pictures of the area before we actually started, the ones above are on the first day on the start of work. As you can see there are some cables and pipes for the air conditioning.

Office fit out Construction Photographs.

Although we have been fitting offices for the last 20 years or so, we get so much enjoyment in seeing the transformation from a blank space through to the final completion. The progression is always interesting, seeing the pile of bits laying neatly on the floor, stacked in order for the demountable partitions to seeing the forming the walls to the end result.

Seeing everyone busy and working together and keeping the space tidy, and having a bit of fun on site as well all makes the time go really quickly.

Final Photographs

We used demountable partitioning on this project. By using demountable office partitioning we created some additional office space for the customer and it also gives the flexibility to the customer to alter the walls with very little cost in the future. There are some other advantages listed below;

Summary on Demountable Partitioning?

  1. Using Demountable Partitioning is very tax efficient as they are seen as movable items and so can be treated differently in writing down allowances in the accounts. Please click the link for more information on demountable partitioning.
  2. We can also lease Demountable Partitioning as they are movable, this spreads the costs of having the work done as Demountable Partitions always cost more than customers think.
  3. Leasing of demountable partitioning is very tax efficient and Cre8tive can provide illustrations, please contact us for further information.
  4. Most landlords insist on Demountable Partitions being used for offices as it is much easier to take them out should the tenant renting the space leave for any reason. The benefit is that is saves making a huge amount of mess and destruction that would be need with a conventional stud and plasterboard constructed wall.

Office Refurbishment in Salisbury

Client: Chestergate Financial
Value: £40k

We were asked by this customer to look at the whole office space to address several things, and carry out a general office refurbishment. One of the main problems is that they needed to fit another couple of desk positions and space was limited. Other requirements were to completely re-decorate the offices, and to do something with the existing kitchen. Currently they just had a bit of worktop and had to fill a kettle with water from the toilet which was not ideal.

The carpet needed replacing in the main office and we cleaned the others. The windows were very drafty, and so we allowed to fit some secondary glazing inside the sash windows. Other issues was that the lighting was poor in the corridors and the spot lights were dazzling which made the office difficult to work in. People also tripped up and down the steps so we came up with some step lighting to solve this problem. We fitted a new kitchen and piped the supply and waste through the building to connect to the toilets.

The problem of desk space was solved by using some narrow bench style of desks grouped together in a cluster or bank. The computer screens were then fixed to the desk screens by using gas arms, freeing up desk space.

When we came to decorate the previous decorators had filled in the panels in the meeting room with silicon rather than decorators cork which meant the edges cracked. It all had to be hacked out and filled properly and then repainted.

Design and Drawing Work

Drawing is one thing, working out then how it could be done with an occupied office was another. We worked closely with the customer to work out which rooms we could have access to, and how much time we needed for each section before we could move things around.

Toilet Refurbishment in Chippenham

Client: Pew Hill House
Value: £13k

We were contacted by Carter Jonas primarily as we were local and were asked whether we could carry out a toilet refurbishment in Chippenham. In the building there were several all needing different things carried out in them. When we carry out a refurbishment project fitting new cubicles is very much like the demountable partitions that we fit in that they all have to be made and cut individually, needed quiet skilled carpenters who know what they are doing.

We also had to coordinate new plumbing works, new sinks and taps, urinals and toilets, as well as electrical work, replacement of the flooring and complete redecoration throughout, all of the required things that you would expect in a toilet refurbishment project.

Complete Office Design and Refurbishment

Client: Thales Optronics
Value: £55k

Cre8tive Interiors were ask to look at the complete office design and refurbishment for Thales Optronics in Taunton, to convert an existing factory area into a new reception area. Initial work required the removal of a metal skinned demountable system, ceilings and lighting, along with stripping out and replacing the entrance doors with new glass doors.

The lighting chosen was LG3 direct / indirect fittings which is the recommend lighting systems for modern offices. The partitions included silicon jointed glass called Komfort Polar, joining into Komfort Kameo 75mm system which offers a soft radius profile and joins neatly with the Polar silicon jointed system. The doors are disable access width to conform to the DDA regulations.

Existing Space

Thales did not use this building and wanted to create more of a main reception for the site. The building inside was very factory looking, in that it had metal partitions. Fine for a laboratory environment, not very nice for offices. The lighting was also pretty bad with old lino, the whole area needed replacing.

Design and Refurbishment Work

Often with these projects the hard part is knowing where to start. The customer knows it is not right and may have seen other areas that they like. Translating that into a cost can be quite difficult, so what we do at Cre8tive is to listen and then try and interpret what the customer wants. We go through certain steps and doing the drawing work is one of them.

Complete Design and Refurbishment in Bristol

Office Design and Refurbishment

A complete office design and refurbishment project was required, involving initial space planning and design, through to stripping out and refurbishing the office space.

The existing space had a problem with an existing pillar which could not be moved and it was in the middle of the space, so we made a feature of it. We constructed a curved wall around the pillar. The project included: plastering, decorations, air conditioning, flooring, lighting, new suspended ceiling, demountable partitioning, the design and build of a specially sized conference table with pop up modules in the desk to connect a laptop to for presentations. The project also included the supply and installation of office furniture fully co-ordinated with the colour scheme. We also produced some visuals which allowed the customer to appreciate the colour choices.

Design Work

Once we have looked at the current space and taken a brief from the customer, then we draw it. We use Autocad, and we first have to identify exactly what is in the current space which will include the existing lighting, electrical and air conditioning aspects, as well as the walls and other items in the space. In coming up with a new design we first look to see what the customer wants and then try to squeeze it in. In this case we had a pillar in the way, so we made a feature of the pillar in the design. We always draw technical drawings which allows our suppliers to cost items, but sometimes customers can’t visualise what something may look like. We therefore organise some visuals to be produced which help the whole process in getting the project approved.

Visuals

We appreciate that we still carry out visuals by hand and some may say that computer generated visuals are better. However we like to have another perspective on the design and so these are carried out by another company. The visuals are hand drawn and then painted or coloured in and it is a final check that we are happy with the design.

Stripping out Work

Finished Results

The most pleasing aspect of this project is that we identified a major issue with the layout and as we could not move it, created a feature of it. The pillar ended up being the focal point of the space where the directors could display some of their samples.

Do you have something similar and need help?

Often with these projects the hard part is knowing where to start. In particular with this project the space was really awkward. The directors knew that something had to be done as it was so dull but we are a loss on what to do.

Translating ideas into a cost can be quite difficult, so what we do at Cre8tive is to listen and then try and interpret what the customer wants. We go through certain steps and doing the drawing work is one of them.

Office Design and Refurbishment in Bristol

Our client wanted a complete redesign refurbishment of the existing office space. The first task was to come up with some ideas and some colour schemes, the director wanted an adventurous new scheme, so we focused upon creating a more spacious effect through introducing new concepts of Lighting, Suspended Ceiling, Partitioning, new Air Conditioning systems, Flooring and Furniture in order to create a more relaxed office environment that mixes bold contemporary colour and natural materials.

Design and Drawing work

In working out what needs to be done, we need to know what is there. A detailed drawing showing positions of electrics and the walls was produced. The new layout required a few designs, and in particular the Director wanted to have a meeting end on his new desk, so we had to design a desk and get it made particularly for him.

Colour scheme / Design

As this area was a completely separate area from the upstairs directors suite, we thought that the whole scheme could be different. The room was completely separate from the rest of the building, so when you walked in, there was a different feel which was modern, had a blend of the traditional timber partitions, along with some stripy carpet, and the middle solid carpet was a very high quality cut pile carpet which felt soft and luxurious underfoot. One of the main requirements was that the Managing Director wanted a meeting end on his desk and it was not possible to get one to fit from standard product ranges. We therefore had to get one made..

Existing space

As you can see from the photographs the whole area needed completely stripping out and replacing.

Stripping out and building photographs

I always like this phase as the office transforms, from a very dull space to something new. We do get an immense level of satisfaction in carrying out office refurbishment projects for this reason.

Final photographs

As you can see from the final photographs, Cre8tive were successful in carrying out a complete redesign and office refurbishment of the customers existing space.

New Office Refurbishment

Office Refurbishment

This customer purchased an industrial unit that was fitted in a way that was not really suitable for them as they needed to use it for offices. The whole space needed an office refurbishment with most things needing to be done. Creating a professional atmosphere was important as the customer wanted to use the office as a showroom as well.

They also wanted a double door to the garage area so that this could act as a store and a suspended ceiling throughout, and to make the space light and airy we used Cat2 lighting throughout. The project included a small bit of stripping out, new kitchen, redecoration, electrical power and data, new demountable partitions, new suspended ceiling and lighting and a new carpet.

Office Fit Out British Nuclear Group

Client: British Nuclear Group
Value: £99k

Cre8tive were contacted by an Office Furniture company as they were not able to deal with the office fit out side of the project for British Nuclear Group. The customer had already employed an architect to specify what was required and so it was really a case of demonstrating that we knew what we were doing and that could cost the project to meet the clients budget. This project took place on the ground floor of Mallard Court.

The project was designed by Oxford Architects who specified the partition system.

The project was a 6 week duration project which had to run under the Construction Design and Management regulations. Cre8tive Interiors acted as Principle Contractor on the project. The office fit out  for British Nuclear Group consisted of Komfort Double Glazed Polar Demountable Partition System, as well as single glazed Polar screens and Komfort Komfire 100 partitions. The project also included supplying and fitting of a kitchen from Howdens, new carpets, fitting of fire barriers in the ceiling and floor voids, and complete decoration of the workspace.

Initial design and drawing work

Initial site photographs before work

Construction Photographs

Working for the British Nuclear Group had it’s challenges. As you would expect every aspect of the work was scrutinized, we also had to have a permanent person on site all of the time which sometimes on projects like this we do not always need to have fitters doing work whilst other work is being done by others. BNG contracted their own duct work people, so they had to carry out some works when we had to be off site.

Why Demountable Partitioning?

This particular project had what we call demountable partitioning in it. Landlords insist on this type as it can be easily relocated without doing much damage to the building.

  1. Demountable partitioning is tax efficient in that they are seen as movable items and so can be treated differently in writing down allowances in the accounts.
  2. We can also lease Demountable Partitioning as they are movable, this spreads the costs of having the work done as Demountable Partitions always cost more than customers think.
