Office Furniture and Glass Partitioning in Bradford on Avon

The requirement

Our client has taken on a new office space due to expansion needed all new office furniture and some glass partitioning.  The customer wanted to provide some separation from the call centre staff, accounts staff and the director.  The new office has plenty of space and lots of natural light so the customer wanted glass partitioning to give separation without losing the open plan feel.

The customer wanted all new desks with screens, chairs and storage which were modern and flexible allowing them to add staff over the next few months.

Our solution

We drew the office using CAD software which enabled us to draw the existing beams in the ceiling and use these as the base layout for the new glass partitions. The beam positions means there was 2x different sized offices and 1x small triangle office.

 

The larger office gave plenty of space for 4x desks to be used as a call centre while the smaller office would only fit 2x desks for the accounts team. The small triangular office works quite well as a directors office with a large L-shaped desk looking out over the office. The main open office only had 2x desks installed but has plenty of space for future expansion

Quick installation

One of the things we love about glass partitioning is how quick they are to fit, this minimizes any disruption to the customer.

This glass partition was completed over 3x visits:

  • The first visit was to install the tracks and confirm the final position of the door. At this stage all final measurements are taken for the glass to be manufactured to fit perfectly. This visit usually only takes a couple of hours.
  • The second visit is usually around a week later to install the glass. This visit also only takes a couple of hours.
  • The third and final visit is a couple of days later to fit the manifestations onto the glass. The bespoke manifestation used a frosted band fir privacy with the CMD recruitment logo cut out which is a really smart way of using the negative space and we think its very eye-catching. Another great example of bespoke branded manifestations can be found on this project in Swindon.

Office Furniture

The customer went for a modern/industrial style office furniture.  They are grey oak desks and pedestals with a black cantilever frame with integrated cable management. The desks looked great with plain black screens and a modern black operator chair with a contrasting white plastic shell and striped mesh back.

All furniture comes in a huge range of colours and fabrics, however items like these are kept in stock and can be delivered and installed in around 5 days.

Office Design and Refurbishment

Client: Ari Fleet

An Office Design and Refurbishment Project for Ari Fleet in Chippenham was not initially considered when we visited to discuss some sound problems in their offices. Their concern was that they knew something had to be done, and had prices for furniture and had an idea on what  they liked for carpets, but were not sure how the project could be all tied together, with a total budget, with a list of things that they wanted doing.

The other major problem was that the office space was occupied, so the ground floor area would need to have many people moved around in various phases. So Cre8tive were tasked to pull the whole project together.

The majority of the ground floor space consisted of around 100+ desks. We also had to assess what future capacity we could accommodate due to the future growth plans of the business. The desk layout was important to show this, so we carried some designs and plans.

We felt that an area was needed to encourage staff to meet outside the tea room in a less formal environment and so we allocated some space for this. Our original idea was to have a curved breakfast bar in the bottom corner of the building, joining the two sections of office space together. At this stage the customer thought this a bit too adventurous and they wanted to keep their meeting rooms.

Design and Planning work

Always the first task in a Design and Refurbishment project is to get the space working correctly without focusing at an early point on the product. Once the basic desk plans were agreed we then looked to examine different suppliers, and we selected a couple from Frem and another supplier. We then set up both types of desks from different suppliers in an office for the staff to try out. The staff actually selected the cheaper version which was a surprise. However the staff voted on the selection and Ari Fleet management went with their selection.

We then asked for the corporate colours, we also provided some colour options and carpet choices to show how all of the colours could go together. We were then able to provide budget costs for all of the options. The overall costs including decoration, and the choice of the cheaper furniture met their budget.

We then decided to split the work into three phases so the staff could be moved around the other office space available upstairs, giving time for Ari Fleets’ IT people to disconnect and reconnect desks in between the phases.

Initial Photographs

As you can see from the photographs below the existing screens were red, and the desks were 120 degree. Many years ago this design was quite innovative, but time moves on, particularly there is not the requirement for desk space now with flat screen technology. There is also much less paperwork on desks now, with everything being more electronic.

The carpet was also quite worn in places, although a decent quality when fitted the design is no longer made, so hard to patch and make good, so needed to be replaced. Naturally the carpet wears under desk positions with peoples feet and corridor routes, not much can be done about this.

Phase one side of the building

Quite a bit of work was required to prepare the area as you can see from the photographs. A large gang of furniture fitters was required to install of the furniture in a day allowing the customer time to carry out the wiring and gradually move people over from the other areas. Once we finished our work, we planned in 2 weeks to give the customer time to organise staff before we tackled the next phase. In fact the following area ended up almost running on directly from the previous phase, so much quicker than we thought.

We really enjoyed this project. The o-operation that Ari management got from the staff was brilliant as they involved the staff in the process all along. This is always important on larger projects where you are affecting the way people work, if you can involve the staff then managing any change is much easier.

What was really rewarding is the comments from the customer at the end of the video clip. The refurbishment has changed the way the staff work for the better, there is more involvement and closer team working by using the new break out area.

Office Design and Fit Out in Swindon

We carried out an Office design and fit out fit out project for One Technologies Ltd in Swindon,Wiltshire. The project included creating ideas for the design, detail specification and documents, planning and then organising the work which was completed on time within budget.

The customer is an American company that wanted to set up and office in the UK. They had a breakfast bar in their office in Dallas, we tried to replicate the way they work in the US so part of their culture of how they work comes across into the UK. The customer is a web based company and the new office will be receiving inbound calls so is basically a call center. The image of a phone box in the reception is intended to reflect this and is one reason why there is a  concentration of desks in space. The digital image that is printed on heavy textured wall covering. Desk footprint was important in getting the right numbers in, and we have designed this so they can increase the numbers easily, all of the future space planning has been done. You will see the grey wallpaper in the office is very textured to give some personality to the paper and help with sound performance.

The activities included Office Design, Project Management, CDM regulations, Building Regulations, contracts, stripping out work, demountable glass partitioning, decorations, design of a breakfast bar, supply and fit of all office furniture, air conditioning new and changes to existing, ventilation changes, lighting, electrical work, data cabling, supply and fitting of the communications cabinet, cctv, access control, audio visual equipment and connection, storage wall and flooring changes. We also supplied all of the office furniture, screens, cupboards, plants, graphics, chairs and monitor arms.

Preparation work.

Much of the initial time on the project was spent exploring different layouts and seeing how the space could work. Care was taken in seeing how the customer wanted to use the space to have an area where people could relax and have teas and coffees.

Design Visuals.

As a large proportion of the cost of the project focused around the breakfast bar we felt creating visuals was really important. The breakfast bar being an essential part of the office design. The film taken of this project reinforces how much the finished build reflects the initial visuals we produced for the project. Although they are in the film clip, they can be seen below:

Specifications, contract and planning.

The next step was to provide much more detail in the the specifications in the form of written documents. We had a commercial contract drawn up, as well as produced a full build specification document detailing every aspect of the build. Due to the amounts of money involved £250k +, we produced a project plan which showed the phases of when payments were due to be made depending on when various parts of the project were delivered. The final document was a detailed Gantt chart showing project timelines, dates, slack periods, completion dates and contingencies. Also built in were times required for the American IT team to visit and have all of the computer equipment installed and configured.

Build Photographs.

As you can see from the photographs there was quite a bit to organise, in particular we had to follow the progress to a programme, as well as maintaining dates that had to fit in with the American IT team visiting the UK to install the server the programme had to be met for the financial reasons in order to maintain a steady flow of payments coming to us from the USA. The main office design and fit out project for us was only one small part in order to get the office up and working. The customers IT people only had 3 days to install all of the equipment, so all of the infrastructure cabling, power, air conditioning, cabinets and of course all of the security access controls and cameras had to be fully working before they came over to visit. They were bringing with them a special server built by Dell to handle the call volumes anticipated in the office and the server itself cost 7 figures.

New Bench Furniture Ranges

Cre8tive has been working with a UK manufacturer for a while now and is very excited to be looking at introducing their new range of bench furniture. The image above shows bench furniture designed into a pod arrangement. The main reason for the introduction of this new product is to promote closer team working. Traditional bench type systems where you have long rows of people working are very functional but if the people in the row of desks is working as a team, then the person at one end, will not speak to, or sometime see the other person.

Bench Furniture Ranges.

We have a few projects where we have installed a more traditional bench type system. The word bench is used to describe the cluster of desks that share leg frames. The sharing of leg frames under a bench top has several advantages over conventional radial, wave or straight desks, the first is that the number of components are reduced, thereby reducing costs, and the second main one is that more legroom is created under the desk. The footprint of desks is reducing, and even though people need less working room now with the advent of tablets, laptops and flat screen monitors people forget about what is under the desk. You still need somewhere for the cpu and pedestal, as well as legs and cabling.

The Pod concept allows everyone to be together and yet the screens reduce ambient noise getting out of the pod into the other areas of the office. Cre8tive is working on a couple of schemes where we hope to introduce this product.

Office Refurbishments in Bath

Cre8tive have carried out many office refurbishments over the years and all need to have some design and drawing work done initially and is the most important aspect of a project that needs to be  carried out in order to carry out a project properly. The existing office space had small narrow corridors, a dated partitions system and dark green colours making the space very dark.

We redesigned the office space and used beam system furniture to get computer cables off the floor. We also created a tea point in a cupboard and added some features in the carpet for some added interest in the design. All of the walls had to be redecorated. The refurbishment project consisted of Komfort Kameo 75mm demountable partition system, Gaskell carpet tiles, Armstrong suspended ceiling and Sebastien Indulgence furniture.

Office Fitting out in Trowbridge

Client: Sea Terra Trowbridge

Office Refurbishment

This project involved the office fitting out of an existing office space in order for the company to occupy. The existing office looked quite dated, but the position of the space and the structure suited the customer well. As the office was going to be busy with lots of noise on the phone a suspended ceiling was essential, as well as providing CAT 2 lighting which is needed when working on computers.

Space Planning and design work.

The space was quite small, there was also a requirement to fit a certain number of people inside the office and so a basic space plan was required.Moving on from a basic space plan we applied some colours to the layout as well so the customer had some idea what could be done by using different carpet colours. Final photographs.

Luckily the office space was empty so it made fitting the suspended ceiling much easier. The original space was just an old shop with a plasterboard ceiling and old fissured (squiggle pattern) tiles which made the space look really dated. The lighting was surface mounted tubed light fittings which are not allowed under the Visual Display Regulations, so they had to be changed anyway to CAT2 at the very least as the customer was using computers.

The project included the installation of a new suspended ceiling, new CAT 2 lighting & electrics,  new flooring, decoration and furniture. The ceiling was slightly tricky as the existing space had arches located centrally within the space.

Suspended Ceiling

Suspended ceilings are almost always used when carrying out an office refurbishment as existing ones can look tired. The choice of the suspended ceiling is almost always price versus performance. It is possible to have a plasterboard ceiling but the problem with this type is that it is very hard to get services over the ceiling with access problems, and the hard surface of the ceiling lets the sound bounce around. The mineral fibre tiles that are generally used offer good sound absorption properties, and can easily be taken out to get to any cabling that you may wish to run over the grid system.

We also install all our ceilings with a self leveling laser to so the ceiling is completely flat. Some builders try and put ceilings in and we do often have to put them right, it is important to get the supporting wires tensioned properly as well as centering the grid system properly so it looks evenly balanced in the space.

The furniture chosen was a beam system type of furniture which allows cables to be hidden in an integral beam that joins the leg frame uprights together.

Office Design and Fit Out in Chippenham

Office Design and fit out in Chippenham

This project needed some office design to include constructing an end office using demountable partitioning, supply and fitting of a new Howdens kitchenette, smoke detectors and fire alarms, supplying and fitting new carpets and office furniture to a design co-ordinating the whole colour scheme.

In trying to come up with something a bit more interesting we came up with a couple of options, as the function of the space in terms of where the office had to go was quite limiting, we played around with the carpet design and came up with a few ideas. Building the demountable partition was difficult as the roof was vaulted with tie bars, the demountable partition was built around the tie bars so they were hidden in the wall, we then tape and jointed the wall and decorated it to finish it. The vision panel in the door was the same size as the outside window maximising the light through into the main office. We also had to submit the plans for Building Control Approval which we obtained on behalf of the client.

We have many ideas on how to make the best use of space, and we are seeing offices and talking to customers all of the time. Over the years we have seen many projects and often have to work to a budget. What we do is get the space working right first and then focus on the budget. In this case the budget was very tight so we ended up using a very cheap carpet which did not affect the design of the office, and just brought it into the manageable level for the customer. Office Refurbishment in Bristol

Office Design and Refurbishment in Bristol

Our client wanted a complete redesign refurbishment of the existing office space. The first task was to come up with some ideas and some colour schemes, the director wanted an adventurous new scheme, so we focused upon creating a more spacious effect through introducing new concepts of Lighting, Suspended Ceiling, Partitioning, new Air Conditioning systems, Flooring and Furniture in order to create a more relaxed office environment that mixes bold contemporary colour and natural materials.

Design and Drawing work

In working out what needs to be done, we need to know what is there. A detailed drawing showing positions of electrics and the walls was produced. The new layout required a few designs, and in particular the Director wanted to have a meeting end on his new desk, so we had to design a desk and get it made particularly for him.

Colour scheme / Design

As this area was a completely separate area from the upstairs directors suite, we thought that the whole scheme could be different. The room was completely separate from the rest of the building, so when you walked in, there was a different feel which was modern, had a blend of the traditional timber partitions, along with some stripy carpet, and the middle solid carpet was a very high quality cut pile carpet which felt soft and luxurious underfoot. One of the main requirements was that the Managing Director wanted a meeting end on his desk and it was not possible to get one to fit from standard product ranges. We therefore had to get one made..

I always like this phase as the office transforms, from a very dull space to something new. We do get an immense level of satisfaction in carrying out office refurbishment projects for this reason.

Reception Desk in Bristol

Client: Bristol City Council

Design and Drawing work

We had carried out several jobs in the past for Bristol City Council, and we were approached to re-fit the reception at their Customer Services Point at Waring House. The main feature of the area was to design, build and supply a new reception desk and to make the meeting rooms appear open with Demountable Partitions using glass.

Offsite and on site fabrication and assembly

The way to make this size of reception desk is to make it off site in the workshop and then assemble it on site.

The extent of our work finished at the final photo above. They were they going to carpet up the front face of the desk and top as they found that their customer wore this section of the desks out first. The carpet tiles could be replaced. They also finally decorated various parts of the desk as they wanted to do this, so that was reflected in the price. The overall effect was actually pretty impressive.

Special Projects

We can get pretty much anything made. This particular desk did have some design input from us as the Council took us to several other sites, in the end this was the Councils’ design and hey were very pleased with it.

Reception Refurbishment

Client: Smurfit Kappa

We have been working with the customer over a number of years and they wanted us to come up with some ideas on how to deal with the customer interface into the factory. The brief was to redesign carry out a reception refurbishment to represent a modern clean and welcoming customer entrance into the building.

The total open area was vast, dominated by an open egg crate ceiling, dull lighting, brick walls with a dark oppressive atmosphere, and a dated looking ceramic tiled floor with a mosaic of colours pinks and dark greens. The reception office was situated in a brick built room at the far end of the open foyer area.

What we did was to look at the area that was important and that is the meet and greet to potential customers and suppliers by the entrance doors, and guiding important visitors into the main boardroom upstairs, or the CEO’s offices which were situated just off the main entrance doors.

We therefore came up with the idea of bringing the whole reception area towards the main entrance doors and just focusing on this area. We would then leave the majority of the area behind a glass wall alone and focus on the main lobby. By doing this, it also meant that we could meet the customers budget. It would simply cost too much to deal with the whole area.

The duration of the project and the number of people on site, as well as the access issues meant that we had to employ a Heath and Safety consultant to carry out a risk assessment and discuss with the client safe fire exit routes and means of protection from the staff whilst we were doing the work.
