Office Extension in Marlborough

An office extension is a pretty simple thing to do for us to do. Our customer, J P Kummer, specialises in adhesives and wanted to extend their existing laboratory which was constructed from demountable partitioning. Unfortunately we could not simply take down the partition as the electrics that was fitted to the partition wall had to be moved.

The existing lighting had to be changed as well as extending a special static sensitive (dissipative) floor. In order to work out costs, we measured the whole space and created some drawings. We then worked out what equipment and benches had to fit, and the limits of where the partition could fit. Once drawn and the basic idea was agreed, we then looked into more detail on the power, floor boxes and lighting.

For smaller projects we do not charge for basic drawing work, in order to work out what needs to be done, we nearly always produce even a basic drawing which allows us to do several things:

  • To discuss with the customer to see if what we are proposing will solve the problem
  • Work out what materials will be needed
  • Work out a labour cost and talking to installers about the work

We then usually submit this with our quote so it is totally clear on what we have allowed for in the project price and there are no surprises. In this particular instance it was quite complicated to work out what we could take down and re-use and what we needed new. All of the parts were demountable, so could be reconfigured.

Existing layout

As you can see from the photographs below there was quite a bit of furniture in the way to see what needed to be done. The plan was to extend the laboratory so all of this had to be taken down and stored temporarily in other offices and parts of the building.

The glass front of the laboratory had large windows from table height to the ceiling forming the corridor. This line of wall needed to be extended further into the office space as shown on the drawing.

We cannot just appear on site expecting things to happen and expect to have fitters available and all of the parts needed to make things happen. All of the materials have a delivery time, the specialist flooring was on a 4 week lead time from order, so this gave us time to plan everything out so that when they arrived, all of the partitioning, benches and electrical connections were ready for the floor to be fitted. The floor was a special floor in that it had to have a special membrane fitted underneath which had to be connected to an earth on the electrical work we did. The idea is that an static electricity generated gets dissipated through the floor down to earth.

We also had to arrange convenient time with the customer as they were busy in production in the laboratory, the electrical circuits had to be broken into, and the the existing work area fully functional whilst the new ring main, sockets and floor boxes were installed without affecting the work being done in the laboratory.

The end wall of the old laboratory had to be taken down so all of the electrical supplies had to be disconnected, once re-positioned and the parts re-used, new materials were used to extend the front wall. Once the apertures were built for the windows the glass was measured and fitted. The taking down and rebuilding gave the customer the office extension that they needed. The partitions and electrical work had to be finished before we could fit the floor which needed a bonding wire in the electrical circuit that the dissipative material could be connected to.

The customer was very pleased with the work as we did not affect production at all and caused minimal disruption. The office extension meant that they could double their production increasing their level of sales and throughput of work through the area.

We used demountable partitioning on this project and we managed to match the existing configuration and colours. However as you can see by the first image above, there is a slight variation with the colour on the wall covering which was not possible to match completely 100%. We did offer to redecorate all of the remaining existing partitions with the new wall covering but the customer did not want to do this. The original wallpaper had been on the partitions for over 10 years. By using demountable office partitioning we created some additional laboratory space providing an office extension for the customer and we saved the customer quite a bit of cost as we re-used the expensive materials. The walls are fully demountable so can be taken down and rebuilt again if required without throwing them away. There are some other advantages listed below;

What is Demountable Partitioning?

Good question. Before being involved with office interiors I did not know what Demountable Partitioning was either. Once in the industry you forget that for most people, they just want an office built or extended, and do not know that there are many different types and options to consider depending on what you want to achieve from the partition.<

What does Demountable mean?

The clue is in the name, the physical partition system can be taken down and relocated after being re-assembled should you wish to move it. The main benefit of Demountable Partitioning is that they create less damage to the ceilings and floors than a traditional metal or timber stud partition wall that is typically found in everyone’s house. Most timber or stud walls are plastered or tape and jointed, which means that when you remove them they make a mess. A demountable system usually has pre-finished plasterboard which is decorated with a wall covering, so when you dismantle the system the fixers just remove the board cover trims, and remove the finished boards.

You do get some mess still but no-where near as much as you would have with a traditional stud wall.

Why do Landlords like Demountable Partitions.

Some landlords actually insist that any offices being built in the office by a tenant have to be demountable. So anyone renting office space should check the small print. The main reason is that if for whatever reason the landlord has to get the tenant out, or the tenant leaves, there is much less mess and damage needing to put the space back to an original condition ready to let out again, if Demountable Partitions are used.

What are the different types of Demountable Partitioning?

The key difference is the thickness of the wall which reflects the performance and cost. All of the systems can have glazing of different configurations, heights, widths, single or double glazed, or silicon jointed. There are three basic widths, 50mm, 75mm and 100mm. The all glass version which has a very minimal frame, uses very thin ‘u’ channel tracks to support the glass

50mm wide Demountable Partitioning

50mm wide glazed office partitioning was the obvious solution to the customers requirements. The customer wanted some demountable partitioning to turn and unused office space into an open plan office space and a directors office. The system we recommended  was a 50mm wide glazed demountable system from Komfort that included a lot of glazed walls to allow light through and keep the area open and bright.

Privacy was a factor; the customer wanted each office and the meeting rooms to be private as possible. we used a wider 75mm system on the adjoining walls, and integral blinds in the glazed partitions so each office and meeting room could be enclosed when they needed. The walls were finished in a pale gray vinyl and the doors in a nice beech veneer to add some colour.

Office Expansion in Corsham for Coombe Castle

Office Expansion in Corsham

This project consisted of converting a storage unit in to office space in order to provide some much needed office expansion. The project would involve fire protecting a mezzanine floor as this is required by Building Regulations if you have offices above, steel work and a suspended ceiling.  Ventilation had to be put round a chiller and fire sensors had to be installed within the chiller as it could not be moved to fit the fire protected board. Office windows had to be installed to match the rest of the building.

Upstairs needed a complete office fitting, so a suspended ceiling, dry lining the outer walls, decoration of the outer walls,  some fire rated partitioning to create a fire barrier between the offices and warehouse, as well as demountable partitioning within. Full electrical work including CAT2 lighting, 3 compartment perimeter trunking, flooring and new windows were also required. As always we follow our process, so the first step is to understand what the client wants, and then to assess what they have by taking photographs, and drawing everything.

It is a bit difficult to see from the photos, but essentially we had several areas to deal with. Underneath the mezzanine and on top of it was the main area, but included absolutely everything we do.

Building Regulations

It is crucial to consider Building Regulations when looking at layouts for offices. In particular fire ratings and Building Regulations which is a legal requirement. This particular project needed offices to be fitted on top of a mezzanine floor and so this is why it had to comply to the law.

Demountable Partitions in Chippenham

Privacy and confidentiality were a requirement for the demountable partitions for Bank House. The demountable partitions also had to match an existing demountable partition system already in the building which was no problem to achieve.

The system is 100mm wide with 4 layers of plasterboard for addded sound insulation. We also had to re-route the ventilation grills to suit the layout and provide the office furniture for the offices which was supplied by Sebastien furniture for business. As you can see from the photographs the design is quiet dated now, using Satin Anodised Aluminium frames and black laminate skirting. More modern designs move away from the black colour and the frames are available powdercoated white or grey, and are in stock. White or grey is the new Satin Anodised Aluminium look.

Demountable Partitioning with Sound Performance

The solid walls also had a neutral colour wall covering applied to the plasterboard panel, but there are a wide variety of colours and patterns to choose from. If in any doubt it is safest to chose a neutral colour, and then the colour for the office can be brought out in the fabrics of the chairs and screens of the furniture.
