Demountable Partitioning in Chippenham

Client: Sat 7 Chippenham
Value: £7.6k

Sat 7 based in Chippenham contacted us recently as they wanted us to remove partitioning walls within their 2nd floor office which included large glass windows. They also wanted new demountable partitioning put up within this office space, once this was done we had to match and repair the carpet.

Construction photographs.

There are quite a few different configurations possible with demountable partitioning. The glazing can be single or double glazed. In this particular design double glazed was chosen as you get better sound insulation, and you can have integral blinds inside the glass which can be turned via a control knob to open and close the blinds.

The glass window height and width you can also vary, in this case we have tried to maximise the glass height, and have added a side window of glass for the smaller office as well.

Why Demountable Partitioning?

  1. Demountable partitioning are tax efficient in that they are seen as movable items and so can be treated differently in writing down allowances in the accounts.
  2. We can also lease Demountable Partitioning as they are movable, this spreads the costs of having the work done as Demountable Partitions always cost more than customers think.
  3. Leasing of demountable partitioning is very tax efficient and Cre8tive can provide illustrations, please contact us for further information.
  4. Most landlords insist on demountable partitions being used for offices as it is much easier to take them out should the tenant renting the space leave for any reason. The benefit is that is saves making a huge amount of mess and destruction that would be need with a conventional stud and plasterboard constructed wall.

Demountable Office Partition in Chippenham

Client: Mango Solutions
Value: £3.5k

Mango Solutions contacted us to build a new demountable office partition to be built onto the existing system which we installed originally many years ago. One of the offices needed to act as a server room and so had to be 30 minute fire rated, the other room had to be a small meeting room with two glazed front panels, with integral blinds. The demountable office partition system also had to match the existing system that we constructed a few months ago for another area of the office.

The difficultly with this project was the the ceiling is sloped and the door had to be constructed at a 45 degree angle making the ceiling joint difficult to construct. The system used was a 75mm wide demountable partition system offering good sound performance.

Complete Design and Refurbishment in Bristol

Office Design and Refurbishment

A complete office design and refurbishment project was required, involving initial space planning and design, through to stripping out and refurbishing the office space.

The existing space had a problem with an existing pillar which could not be moved and it was in the middle of the space, so we made a feature of it. We constructed a curved wall around the pillar. The project included: plastering, decorations, air conditioning, flooring, lighting, new suspended ceiling, demountable partitioning, the design and build of a specially sized conference table with pop up modules in the desk to connect a laptop to for presentations. The project also included the supply and installation of office furniture fully co-ordinated with the colour scheme. We also produced some visuals which allowed the customer to appreciate the colour choices.

Design Work

Once we have looked at the current space and taken a brief from the customer, then we draw it. We use Autocad, and we first have to identify exactly what is in the current space which will include the existing lighting, electrical and air conditioning aspects, as well as the walls and other items in the space. In coming up with a new design we first look to see what the customer wants and then try to squeeze it in. In this case we had a pillar in the way, so we made a feature of the pillar in the design. We always draw technical drawings which allows our suppliers to cost items, but sometimes customers can’t visualise what something may look like. We therefore organise some visuals to be produced which help the whole process in getting the project approved.

Visuals

We appreciate that we still carry out visuals by hand and some may say that computer generated visuals are better. However we like to have another perspective on the design and so these are carried out by another company. The visuals are hand drawn and then painted or coloured in and it is a final check that we are happy with the design.

Stripping out Work

Finished Results

The most pleasing aspect of this project is that we identified a major issue with the layout and as we could not move it, created a feature of it. The pillar ended up being the focal point of the space where the directors could display some of their samples.

Do you have something similar and need help?

Often with these projects the hard part is knowing where to start. In particular with this project the space was really awkward. The directors knew that something had to be done as it was so dull but we are a loss on what to do.

Translating ideas into a cost can be quite difficult, so what we do at Cre8tive is to listen and then try and interpret what the customer wants. We go through certain steps and doing the drawing work is one of them.

Drawing and layout work

We had already laid out the storage wall on this project on a separate design, at the same time we designed the layout for the offices and meeting rooms on the first floor.

Demountable partitioning was the obvious solution to the issues that the customer had. The requirement for this project was to provide low cost offices with a boardroom which would still look pleasant but not costing much money. The 50mm wide composite system still offers a degree of sound insulation and can still be made to look really nice with double glazed blinds, powder coated frames and veneered doors.

To improve the sound insulation between offices we used a 75mm wall in these positions only to keep costs down. Unfortunately this is one of the few project that we do not have any construction photographs for, just a couple of the finished room.

Fire rated Partitions

Client: Webbs Motor Caravans
Value: 28k

Fire Rated Partitions

The difficulty with this project was that the client required offices above a mezzanine floor which means that the partitions below have to be fire rated, normally this means the glass has to be georgian wired. In this case we were able to use pyrocet clear glass to still give the 30 minute fire rating and yet not spoil the overall look of the offices.

The fire rated partitions system chosen was Komfort 75mm demountable partition system which allowed us to provide insulation inside the walls to give some degree of protection from the cold when the double doors to the showroom were opened to move caravans in and out. We could have used a cheap general 25mm thick partition roll which 99% of companies use as it is cheap, but in this case we used a Rockwool rw45 slab material designed to be better for insulation.

Partition Construction photos

Not shown are the suspended ceilings ceilings that we had to fit inside the offices. The one in the lower offices had to be 1 hour fire rated to give protection to the mezzanine floor. You can also see from the photographs the pink looking plasterboard on the metal columns of the mezzanine floor, this is fire protection board.

Fire rating and Building Regulations, not sure what to do?

Just give us a call or email. We understand partitioning and Building Regulations so can solve most problems. When it comes to offices it is crucial to protect people from any potential fire, the key is to make sure that the partitions give enough protection to allow people to escape. It is not acceptable to cut corners, so we always give the correct advice.

Demountable Partitions in Chippenham

Client: Bank House Financial Management
Value: £6k

Privacy and confidentiality were a requirement for the demountable partitions for Bank House. The demountable partitions also had to match an existing demountable partition system already in the building which was no problem to achieve.

The system is 100mm wide with 4 layers of plasterboard for addded sound insulation. We also had to re-route the ventilation grills to suit the layout and provide the office furniture for the offices which was supplied by Sebastien furniture for business. As you can see from the photographs the design is quiet dated now, using Satin Anodised Aluminium frames and black laminate skirting. More modern designs move away from the black colour and the frames are available powdercoated white or grey, and are in stock. White or grey is the new Satin Anodised Aluminium look.

Demountable Partitioning with Sound Performance

The solid walls also had a neutral colour wall covering applied to the plasterboard panel, but there are a wide variety of colours and patterns to choose from. If in any doubt it is safest to chose a neutral colour, and then the colour for the office can be brought out in the fabrics of the chairs and screens of the furniture.

50mm wide Glazed Partitioning in Swindon

Client: Scots of Stow
Value: £3.9k

50mm wide Demountable Partitioning

50mm wide glazed office partitioning was the obvious solution to the customers requirements. The customer wanted some demountable partitioning to turn and unused office space into an open plan office space and a directors office. The system we recommended  was a 50mm wide glazed demountable system from Komfort that included a lot of glazed walls to allow light through and keep the area open and bright.

Privacy was a factor; the customer wanted each office and the meeting rooms to be private as possible. we used a wider 75mm system on the adjoining walls, and integral blinds in the glazed partitions so each office and meeting room could be enclosed when they needed. The walls were finished in a pale gray vinyl and the doors in a nice beech veneer to add some colour.

Drawing and planning work

Always important to measure what we have, by laying out where the partitions were needed, straight away we could see that the lights needed to be moved.

New Corner Office – Demountable Partitioning

Client: Mango Solutions
Value: £2.4k

Demountable Partitioning

Further on from the previous two office that we built for Mango solutions, we created a new corner office for the MD, a storage cupboard and meeting room. The new partitioning was to be joined to some existing demountable partitioning that we had previously built for the customer.

We needed to take down the corner of the existing meeting room to build the new offices. Each of the two new rooms have a double glazed window with integral blinds. The beauty of demountable partitioning is just that, the frames are demountable and you can re-use the uprights frames and plasterboard.

Powder coated grey aluminium metalwork was used to match the existing, and insulation inside the cavity wall was used to help reduce the sound travelling between the rooms. The demountable partition is available in different widths, 50mm, 75mm and 100mm and choice depends very much on what performance you want to achieve with the system. The narrow systems we can make look good, but do not perform as well as the wider systems which we installed for Mango. If you are unsure about anything or need more information please do not hesitate to give us a call.

Why Demountable Partitioning?

  1. Demountable partitioning is tax efficient, in that they are seen as movable items and so can be treated differently in writing down allowances in the accounts.
