Many people have not heard of this term. If you need to find out what it means then it is likely that you have been served notice on your existing office space and need to carry out dilapidation work to the premises that you have to move out of. When we are working with companies that want to move premises, we not only look after the new office and plan where people go and how the new space works, but are also able to care of the current premises to bring them up the standard required by the currently landlord, to a dilapidation schedule.
The schedule will usually cover things like decoration, removal of demountable partition walls or other walls, replacement of anything that is generally worn and there are usually specific terms detailed in the original lease that was signed for the office space. Sometimes carpets are not required to be changed for example. Determining what need to be done really depends on the fine detail of any contract that was drawn up originally.
The safest way to ensure that everything is covered is to obtain an agreed dilapidation schedule list which clearly defines exactly what needs to be done. Otherwise it is pure guesswork, and you could be hit with a bill when you leave and when you least expect it.
