Office fit-out Project For Greenhatch in Chippenham

Following a period of sustained growth Greenhatch Group was looking to move from a smaller leased office to the purchase of a new office  unit.

The new unit was a great size and had a really good location but it had had been left in dilapidated state and would need striping out and fitting out to make it fit for purpose.

Greenhatch engaged us early in the process to ensure they knew the costs involved to get what they wanted from the space.

Strip-out and Fit-out of the New Office

The current office space was split over two floors with lots of very old and dated partitioning separating the space into lots of smaller offices with narrow corridors.

Once we had drawn the existing office on CAD we were able to strip away the partitioning and provide options to the customer on the new layout. The layout included a large open plan office on the first floor for up to ten people with one directors office. On the ground floor the customer wanted a larger kitchen and breakout space along with a large “kit room” for all their specialist equipment.

The office fit-out works for this project included:

  • stripping out and removing all existing partitioning, kitchen and flooring.
  • Re-decorating all walls, doors, skirting and architraves using feature wall colours and graphite grey on the doors for a modern look.
  • New solid partitions to form the Kit room and one side of the directors office.
  • New glass partition forming the front of the directors office.
  • All new flooring using carpet tiles in the office with anti slip vinyl throughout the toilets, kitchen and kit room.
  • A new modern grey kitchen with an integrated fridge.
  • A large amount of electrical work including a new fuse board, nearly 60 double sockets in flexible 2-compartment trunking, 32  data points and new extraction for the kitchen.

The strip-out and office fit-out was completed very quickly as we had vacant possession of the building as soon as the customer completed the purchase of the building and were given a window of time before they needed to move in.

The strip out went very smoothly although the old carpet was extremely difficult to uplift as the previous owner had used more of a domestic type carpet with a really strong glue.

The walls are all a crisp bright white however the back wall of the main office was painted in a bright green which is more in line with the new corporate colours and matches the chairs the customer has.

The new carpet tiles looked great using a subtle striped pattern in a chequerboard pattern adds interest while the pattern hides any stains or wear to keep it looking new for longer. Carpet tiles were just for the upstairs space and stairs.

The doors were painted grey to look much more modern than the old wooden doors, along with fresh stainless steel ironmongery. The new kitchen had a concrete worktop and stainless steel sink. The new flooring downstairs was grey anti-slip vinyl flooring.

Mezzanine Floor Extension Project in Taunton

Client: Space Adventurers Soft Play

The requirement

Our client runs a successful soft play centre in Taunton. Part of the centre is the nursey, which has grown in popularity and earned a great reputation. The client had ran out of space and could not take on any more children despite a full waiting list.

Our solution

The café area in the soft play part of the building adjoins onto the nursery and is all on the ground floor. Our solution was to install a lightweight steel mezzanine floor over the café and seating area. This will maximize the height of the building and gain a whole new play room for the nursery.

The customer already had a staircase in place which was used as a staff entrance into the first floor nursery rooms. This was kept in place and the mezzanine floor was built level with the existing floor.

The mezzanine floor was built as an L-shape around the existing soft play equipment to maximize the square meterage of floor space for the nursery. Careful consideration was made on where the support pillars were to be located below so it did not interfere with the existing café counters.

Building Regulations

There are also other important factors that must be considered when designing a floor and we bring this expertise in our advice of what can and cannot be done. The floor must be submitted for Building Regulation Approval which we do, and this is a legal requirement by law. Steel behaves in strange ways when it gets hot, before melting the steel can twist and as the floor is a fully stressed structure it can collapse and so there are all kinds of rules relating to travel distances and fire protection that must be adhered to.

Building the Mezzanine Floor.

A fork lift was used for the installation process as the main beams were extremely heavy. The fork lift allows the main beams to be lifted to the height required whilst the upright support posts are installed.

Once the mezzanine floor was in place a new fire rated partition was built along the leading edge of the mezzanine up to the roof level. This was almost 6m high which meant the installation was completed using a scissor lift and the space was very narrow between the soft play and the partition in some parts.

A 1-hour fire rated suspended ceiling was installed below the mezzanine floor with 1-hour fire rated column encasements fitted and a 1-hour fire rated bulkhead along the exposed front edge and stairwell.

Above the mezzanine floor we installed a new suspended ceiling with new LED lighting on both floors.

Room Division with High Walls in Trowbridge

A conference room division into two smaller rooms was a requirement by Trowbridge Town Council and Cre8tive Interiors Ltd were asked to carry out the work.

Room division is not an uncommon requirement, but it is not always straightforward as there are many things to consider. However, the customer found the existing meeting room was far to large, and never got used to its’ full potential, and needed another office. So splitting off the end of the larger room made sense.

Challenges

There were several challenges that needed to be dealt with. The first was that the room to be divided had underfloor heating with a filament set under the carpet and floor. Underfloor heating is fine for residential uses but usually in offices spaces are dynamic, and walls need to be moved and relocated as the business changes. We usually use demountable partitions for this, the partitions can be re-used if the sizes and positions need to be changed. Most offices have demountable partitions.

The reason why this is a problem is that the screws used to fit the bottom support track into the floor must not puncture the underfloor heating elements. In this case we used shorter screws than usual and bonded the bottom track to the floor with high tensile strength adhesive. The wall itself is also fixed to the ceiling or roof.

Trowbridge Town Council wanted the access to the new room to come off the main corridor, so the main corridor wall would need electrics moving and a hole cut into it for the new frame and door to fit.

Other issues were that the customer had an existing door and doorframe to match but they could not tell what the thickness of the wall was 100%, so we had to take a bit of a gamble and assume the lining would fit.

Preparation work before work starts

All projects require these elements, but Trowbridge Town Council wanted to see them and checked them through before starting work which was fine of course. It was just nice to see a customer actually ask for them.

The photos below say it all really. The existing room was very long and large, so lent itself to be split off at the end. The ceiling was pretty high, so scaffolding and wide wall studs are required.

Getting all the materials to the area was actually quite a challenge as it all had to be brought through narrow corridors from the back of the building. No access via the front. The wall had to be fire rated as well, hence the pink fire line board. Sound performance needed to be good as well, so the wall had to have insulation inside the wall cavity. The wall also went right through the suspended ceiling into the roof, and then the suspended ceilings had to be reconfigured to drop inside. This prevents sound transference in the ceiling void above the suspended ceiling. We also provided 200mm insulation to go over the back of the suspended ceiling as well to further improve the sound performance of the new wall.

We do not have too many of these, as soon as we finish we clean up and are off site and leave the customer to do what they want with the space. They planned it with us so that the rooms were not booked out, we finished when we said we would but it was still a few weeks before furniture was fitted and of course we were gone by then.

Office Fit Out and Design work in Melksham

The office fit out project for Oakhouse foods in Melksham involved initial space planning and design, through to stripping out and refurbishing the office space. The project included: partitioning, new air conditioning to server room, new kitchen and flooring, building of a shower room, decoration and office furniture

Design Work

Once we had a good look at the current space and taken a brief from the customer, then we draw it. We use Autocad, and we first have to identify exactly what is in the current space which will include the existing lighting, electrical and air conditioning aspects, as well as the walls and other items in the space. In coming up with a new design we first look to see what the customer wants and then try to squeeze it in. We always draw technical drawings which allows our suppliers to cost items, but sometimes customers can’t visualise what something may look like. We therefore organise some visuals to be produced which help the whole process in getting the project approved.

Office Demountable Partition in Calne

Office Demountable Partition.

This customer contacted us with a demand for a quick turnaround for an office demountable partition. The customer had pretty much decided on the layout he wanted but there was some discussions about sound performance between rooms. We suggested a combination of 75 demountable partitions and 50mm wide demountable partitions. The 50mm wide demountable partitions offer the right balance between cost and performance, we fitted the 75mm wide walls between the meeting room and the office to improve the sound performance in that position.

We recommended that the glass was fitted to door head height for looks, but the customer wanted the glass to go right up to the ceiling to maximize the light in the store room and main meeting room, the customer is always right so we obliged. The demountable partition system is available in a wide variety of colours, the stock colours are white and grey, so for speed we agreed on white frames. The customer also wanted a quick turn around within a week which we were able to do in this case.

The main building is rented, and so a requirement from landlords is that the partitioning needs to be demountable. The condition of the existing space was pretty good, with cabling and lighting already in place. We did have to re- cable all of the Cat5 data and voice sockets to the comms cabinet position, as well as re-position power sockets in the perimeter trunking so that there appeared in the correct places. All we had to do was to fit some partitioning as well as some storage wall for the main meeting room. We also had to build a small kitchen.

Take Down and Rebuild Partitions in Bracknell

Take down and rebuild is a common activity with demountable partitioning. The existing office space was very small and as well as re-positioning a door, we had to build a new office in the opposite corner to match the existing design and colour scheme. The first task was to draw what they had, so measure everything, take lots of photographs, look at what the wanted to do, and then work out how many bits we create by talking the walls down, and then work out how many new parts we need in order to create the new. The system used in this project is a 50mm wide demountable partition system, offering a good value product which visually can still look good. In this case the partitions had to match the existing, but all of the frames and solid panels can be made from a wide range of colours and finishes.

This project is exactly a take down and rebuild project, but with a bit more added. Although this sounds complicated, it is exactly what demountable partitioning is designed to be, you do need not destroy the partition when you take it down, as you can re-use most of the parts. The only provision is that the re-built demountable partition needs to be in the same area with the same ceiling height.

Demountable Office Partition in Chippenham

Mango Solutions contacted us to build a new demountable office partition to be built onto the existing system which we installed originally many years ago. One of the offices needed to act as a server room and so had to be 30 minute fire rated, the other room had to be a small meeting room with two glazed front panels, with integral blinds. The demountable office partition system also had to match the existing system that we constructed a few months ago for another area of the office.

The difficultly with this project was the the ceiling is sloped and the door had to be constructed at a 45 degree angle making the ceiling joint difficult to construct. The system used was a 75mm wide demountable partition system offering good sound performance.

75mm Wide Demountable Partitioning

This Demountable Partitioning project in Chippenham was very straightforward. We had to match the partitions elsewhere in the office that we built previously and match the doors. The customer wanted as much glass as possible in the offices but also wanted privacy, as well as some solid elements to fit cupboards against. The two offices needed a good sound insulating walls between the offices.

It is possible to have quite a few different configurations to the partitions in terms of solid walls, glass walls and door modules. The glazing can be single or double glazed and in this case double glazed was chosen as you get better sound insulation, and you can have integral blinds inside the glass which can be turned via a control knob to open and close, so letting in light through into the rest of the office or having a bit of privacy inside the office. We use a proprietary system manufactured by Komfort, who are one of the largest manufacturers of aluminium demountable partitions systems in the UK.

The glass height and width you can also vary, in this case we have tried to maximize the glass height, and have added a side window of glass for the smaller office as well.

50mm Wide Demountable Partitioning

Demountable Partitioning

The product chosen was a 50mm demountable partitioning system manufactured by Komfort systems, with cherry veneered doors and three vision panels cut into each door. The 50mm wide demountable partitioning system offers good value for the performance versus price. The important thing for this customer was that a visual separator was needed from the Sales office and another located at the other end of the office. The building had cherry veneered doors elsewhere so it made sense to try and match them.

The plasterboard panels were decorated in a neutral colour commercial wall covering to match the rest of the building. The vinyl wall covering is tougher than a painted panel and the vinyl can be wiped clean so it is very durable. There are many different shades, colours and patterns and a wide choice of costs as well, and choice really depends on how brave you are in chosen the right design. Most people just chose the basic colours and put the colour in the furniture screens, carpets and chairs.

The difficulty with this project was that the partitions had to be cut around the beams that were strung across the office space.  The glazed fronts to the offices therefore had to be door head height so that the plasterboard above the windows could be cut out. The building also had a floor that was uneven, the important factor being that visually the glazed panels looked straight and so the line was put in with a laser. The window had a film design which at the current time of entering this project on the website had not been fitted.

Drawing work

In this case we needed to work out exactly the materials were needed first in order to cost it, but secondly to check with the customer what they wanted. This meant we had to produce a drawing. Sometimes we do not show this to the client, just in case they take all of our work and give it to someone else to price which some customers do. There is no appreciation that sometimes it can be actually quite difficult to work things out and they do not put a value on this, and we do not charge for smaller drawing work. We ensured that the customer was aware that with a 50mm wide system there are compromises on the sound performance of the system. In fact, the enclosed area worked out well for them. The other side of the glass was a main walkway, the desks inside the rooms were not right up against the glass so noise transference was quite small. Our main concern was matching the positions of the vision panels on the doors. In the end the doors matched fine and the customer was pleased with the final result.

Creating a New Office Space in an Industrial Unit in Trowbridge

Office Refurbishment

This customer purchased an industrial unit that was fitted in a way that was not really suitable for them as they needed to use it for offices. The whole space needed an office refurbishment with most things needing to be done. Creating a professional atmosphere was important as the customer wanted to use the office as a showroom as well.

They also wanted a double door to the garage area so that this could act as a store and a suspended ceiling throughout, and to make the space light and airy we used Cat2 lighting throughout.The project included a small bit of stripping out, new kitchen, redecoration, electrical power and data, new demountable partitions, new suspended ceiling and lighting and a new carpet.
