Small Suspended Ceiling areas in Chippenham

This project involved replacing an existing suspended ceiling in Chippenham. There were several ares to look at including a reception area, as well as supplying and fitting a new grid and tile ceiling for the shower room and toilets. As always the toilet areas take a long time as there are lots of small tile cuts to do as well as forming a bulkhead between some of the areas.

Suspended ceiling problems?

There are many different types of suspended ceilings and the range of tiles now can be quite baffling. The current trend is to focus on sound performance within the office and this can be dealt with by using a special tile.

Suspended ceilings are used for a number of reasons, they are quick to install and mean that all the services required for offices such as pipework for plumbing and air conditioning, as well as power and data can be hidden out of sight. Access to the services is also much easier than using a traditional plasterboard or MF type ceiling as the ceiling tiles just need to be lifted from the grid.

There are many offices with old fissured tiles, with sagging tiles and a mottled grey look they make the office look very dated. We like to fit nice white clean tiles to give a fresh look.

Building Regulation Performing Fire rated Partitions

Fire Rated Partitions

The difficulty with this project was that the client required offices above a mezzanine floor which means that the partitions below have to be fire rated, normally this means the glass has to be georgian wired. In this case we were able to use pyrocet clear glass to still give the 30 minute fire rating and yet not spoil the overall look of the offices.

The fire rated partitions system chosen was Komfort 75mm demountable partition system which allowed us to provide insulation inside the walls to give some degree of protection from the cold when the double doors to the showroom were opened to move caravans in and out. We could have used a cheap general 25mm thick partition roll which 99% of companies use as it is cheap, but in this case we used a Rockwool rw45 slab material designed to be better for insulation.

Not shown are the suspended ceilings ceilings that we had to fit inside the offices. The one in the lower offices had to be 1 hour fire rated to give protection to the mezzanine floor. You can also see from the photographs the pink looking plasterboard on the metal columns of the mezzanine floor, this is fire protection board.

Demountable Partitions in Chippenham

Privacy and confidentiality were a requirement for the demountable partitions for Bank House. The demountable partitions also had to match an existing demountable partition system already in the building which was no problem to achieve.

The system is 100mm wide with 4 layers of plasterboard for addded sound insulation. We also had to re-route the ventilation grills to suit the layout and provide the office furniture for the offices which was supplied by Sebastien furniture for business. As you can see from the photographs the design is quiet dated now, using Satin Anodised Aluminium frames and black laminate skirting. More modern designs move away from the black colour and the frames are available powdercoated white or grey, and are in stock. White or grey is the new Satin Anodised Aluminium look.

Demountable Partitioning with Sound Performance

The solid walls also had a neutral colour wall covering applied to the plasterboard panel, but there are a wide variety of colours and patterns to choose from. If in any doubt it is safest to chose a neutral colour, and then the colour for the office can be brought out in the fabrics of the chairs and screens of the furniture.

Very Large Suspended Ceiling Project in a Warehouse

Suspended Ceiling

This suspended ceiling project involved two buildings, one very large area and the photograph above showing the front offices. The suspended ceilings were part of a main factory refurbishment project for one of their clients. Working for a Main Contactor meant we had to fit our schedule in with other trades which is always difficult without having tight control on site with every aspect of the project.

The pictures below show the state of the place when we first looked at it. A considerable amount of debris was on the floors and the main contractor was in the process of dismantling everything and clearing away the site.

We did give some advice on the selection of the tile, as the one that was specified was very expensive, and so we chose an alternative which was not much cheaper on the cost per square meter, but on 1200 square meters it made a difference to the customer.  Other areas such as stair wells and the entrance used an MF ceiling construction which is metal framework construction with plasterboard screwed to the frame, taped and jointed and then decorated in a neutral colour.

Angled Insulated Suspended Ceiling in a Church Hall in Swindon

When we visited the church initially the problem they had was that it was very cold and they had some problems with the other areas out the back of the main hall as well. We could have run a suspended ceiling right the way across the hall level at one height. It would have been easy to do and cheaper. There was actually quite a bit of height in the slope of the roof so we suggested we follow the line of the roof and try and get the ceiling as high as we could.  We also suggested a special ceiling tile with high insulation properties which the church went for.

New Corner Office – Demountable Partitioning

Demountable Partitioning

Further on from the previous two office that we built for Mango solutions, we created a new corner office for the MD, a storage cupboard and meeting room. The new partitioning was to be joined to some existing demountable partitioning that we had previously built for the customer.

We needed to take down the corner of the existing meeting room to build the new offices. Each of the two new rooms have a double glazed window with integral blinds. The beauty of demountable partitioning is just that, the frames are demountable and you can re-use the uprights frames and plasterboard.

Powder coated grey aluminium metalwork was used to match the existing, and insulation inside the cavity wall was used to help reduce the sound travelling between the rooms. The demountable partition is available in different widths, 50mm, 75mm and 100mm and choice depends very much on what performance you want to achieve with the system. The narrow systems we can make look good, but do not perform as well as the wider systems which we installed for Mango. Storage Wall with built in Hidden Safe

Storage Wall

Storage wall is a very useful solution to providing full height to ceiling storage. The customers’ storage needs had outgrown their tall Bisley cabinets and drawer systems. They contacted us as they had been happy with work we had previously done for them about 5 years ago.

A metal framed version of the wall was chosen for extra strength. This also allows flexibility for shelves to be added and taken away as needed. It was important to integrate a safe within the cupboards for security. The added weight of the safe was reinforced for support. When the cupboard door is closed the safe is neatly hidden away in its own compartment.

While designing the storage wall we had to take into account that new three compartment trunking was being fitted. Therefore we offset the cabinets from the wall and built in a 300mm wide panel to allow the trunking to go behind.

Finally, the storage wall was finished in a light wooden veneer to match the customers existing furniture.

Office Fit out work

The main building is rented, and so a requirement from landlords is that the partitioning needs to be demountable. The condition of the existing space was pretty good, with cabling and lighting already in place. We did have to re- cable all of the Cat5 data and voice sockets to the comms cabinet position, as well as re-position power sockets in the perimeter trunking so that there appeared in the correct places. All we had to do was to fit some partitioning as well as some storage wall for the main meeting room. We also had to build a small kitchen.

What is Storage Wall?

There are several versions available at the moment, most are panel based, so very much like your flat pack furniture product. The system combines the function of a cupboard with a partition wall. So we build it up to the ceiling and as the width is around 400mm the thickness of the wall with the contents gives really good sound insulation. It is still demountable, so can be taken down and rebuilt.

Reconfiguration and New Office Partitioning in Salisbury

New Office Partitioning

The customer needed some office partitioning reconfigured in Salisbury. They also had a sound problem with some of the walls, the existing 50mm wide office partition needed to be taken down and replaced with and a larger meeting / training room built out of 75mm wide system. The 50mm partition was re-used elsewhere. Although 50mm demountable partition systems are good, due to the thickness they are limited in respect to the sound performance that can be obtained. The 75mm wide demountable partition systems give much better performance not only in sound but it structurally more rigid, so doors with big vision panels can be fitted. In another part of the office two smaller offices were needed, also 75mm wide system.

The existing office partitioning was unsuitable because sound traveled between the walls of the offices, and this issue was an important factor in needing something to be done. 50mm systems are quite ineffective for good sound insulation, so a 75mm system was suggested, which reduces most sound up to 42db (people talking will just be heard).

As always, it is best to draw what it there, work out materials if any can be re-used, and draw the proposed layouts to be sure that the proposals are what the customer requires.

Other factors we had to consider included DDA compliance of the downstairs office. The office door had to be suitable for wheelchair users, so it had to be wider than a standard door with a long vision panel.

To further help the sound qualities of the offices upstairs, we also fitted insulation over the suspended ceiling grid.

Simple and Quick to Carry out Office Refurbishment in Swindon

The brief was for an office refurbishment in Swindon of the open plan office space. The work included to redecorate the main office, replace the old damaged blinds, new carpet and a small amount of partitioning. We have been working with this customer for several years and were happy they contacted us again for this job.

The open plan office area is very large, about 550sqm, and has several departments and teams mingled in together. The office was also dominated by 2m tall floor screens around each person’s desk, the whole atmosphere was very closed off and disorganised.

Initially we decided removing the screens would open up the office dramatically. We then looked at how the space is used. AutoCAD plans were drawn up to see how the space could be put to best use. The last job we did for the customer was to redesign the conference room with colours chosen from the companies’ logo. A similar colour scheme was chosen for the main office too, with the carpet, desk high floor screens and seating all tied into the colour scheme.

A new manager’s office was built from demountable partitioning and a solid wall closing off the reception was taken down replaced by a new glazed wall, to further help open the office up. The existing blinds were matched by our suppliers and we replaced only the damaged blinds, so making a saving for the customer.

The carpet was laid by our experienced fitters over the weekend and in evening to minimize the amount of time we disturbed the office. Finally some new meeting room furniture was supplied.

Office Design and Fit Out in Chippenham

Office Design and fit out in Chippenham

This project needed some office design to include constructing an end office using demountable partitioning, supply and fitting of a new Howdens kitchenette, smoke detectors and fire alarms, supplying and fitting new carpets and office furniture to a design co-ordinating the whole colour scheme.

In trying to come up with something a bit more interesting we came up with a couple of options, as the function of the space in terms of where the office had to go was quite limiting, we played around with the carpet design and came up with a few ideas. Building the demountable partition was difficult as the roof was vaulted with tie bars, the demountable partition was built around the tie bars so they were hidden in the wall, we then tape and jointed the wall and decorated it to finish it. The vision panel in the door was the same size as the outside window maximising the light through into the main office. We also had to submit the plans for Building Control Approval which we obtained on behalf of the client.

We have many ideas on how to make the best use of space, and we are seeing offices and talking to customers all of the time. Over the years we have seen many projects and often have to work to a budget. What we do is get the space working right first and then focus on the budget. In this case the budget was very tight so we ended up using a very cheap carpet which did not affect the design of the office, and just brought it into the manageable level for the customer.
