First Floor Office Refurbishment in Bath

Cre8tive have carried out many office refurbishments over the years and all need to have some design and drawing work done initially and is the most important aspect of a project that needs to be  carried out in order to carry out a project properly. The existing office space had small narrow corridors, a dated partitions system and dark green colours making the space very dark.

We redesigned the office space and used beam system furniture to get computer cables off the floor. We also created a tea point in a cupboard and added some features in the carpet for some added interest in the design. All of the walls had to be redecorated. The refurbishment project consisted of Komfort Kameo 75mm demountable partition system, Gaskell carpet tiles, Armstrong suspended ceiling and Sebastien Indulgence furniture.

Take Down and Rebuild Partitions in Bracknell

Take down and rebuild is a common activity with demountable partitioning. The existing office space was very small and as well as re-positioning a door, we had to build a new office in the opposite corner to match the existing design and colour scheme. The first task was to draw what they had, so measure everything, take lots of photographs, look at what the wanted to do, and then work out how many bits we create by talking the walls down, and then work out how many new parts we need in order to create the new. The system used in this project is a 50mm wide demountable partition system, offering a good value product which visually can still look good. In this case the partitions had to match the existing, but all of the frames and solid panels can be made from a wide range of colours and finishes.

This project is exactly a take down and rebuild project, but with a bit more added. Although this sounds complicated, it is exactly what demountable partitioning is designed to be, you do need not destroy the partition when you take it down, as you can re-use most of the parts. The only provision is that the re-built demountable partition needs to be in the same area with the same ceiling height.

Demountable Office Partition in Chippenham

Mango Solutions contacted us to build a new demountable office partition to be built onto the existing system which we installed originally many years ago. One of the offices needed to act as a server room and so had to be 30 minute fire rated, the other room had to be a small meeting room with two glazed front panels, with integral blinds. The demountable office partition system also had to match the existing system that we constructed a few months ago for another area of the office.

The difficultly with this project was the the ceiling is sloped and the door had to be constructed at a 45 degree angle making the ceiling joint difficult to construct. The system used was a 75mm wide demountable partition system offering good sound performance.

75mm Wide Demountable Partitioning

Client: Call Options Chippenham

This Demountable Partitioning project in Chippenham was very straightforward. We had to match the partitions elsewhere in the office that we built previously and match the doors. The customer wanted as much glass as possible in the offices but also wanted privacy, as well as some solid elements to fit cupboards against. The two offices needed a good sound insulating walls between the offices.

It is possible to have quite a few different configurations to the partitions in terms of solid walls, glass walls and door modules. The glazing can be single or double glazed and in this case double glazed was chosen as you get better sound insulation, and you can have integral blinds inside the glass which can be turned via a control knob to open and close, so letting in light through into the rest of the office or having a bit of privacy inside the office. We use a proprietary system manufactured by Komfort, who are one of the largest manufacturers of aluminium demountable partitions systems in the UK.

The glass height and width you can also vary, in this case we have tried to maximize the glass height, and have added a side window of glass for the smaller office as well.

50mm Wide Demountable Partitioning

Demountable Partitioning

The product chosen was a 50mm demountable partitioning system manufactured by Komfort systems, with cherry veneered doors and three vision panels cut into each door. The 50mm wide demountable partitioning system offers good value for the performance versus price. The important thing for this customer was that a visual separator was needed from the Sales office and another located at the other end of the office. The building had cherry veneered doors elsewhere so it made sense to try and match them.

The plasterboard panels were decorated in a neutral colour commercial wall covering to match the rest of the building. The vinyl wall covering is tougher than a painted panel and the vinyl can be wiped clean so it is very durable. There are many different shades, colours and patterns and a wide choice of costs as well, and choice really depends on how brave you are in chosen the right design. Most people just chose the basic colours and put the colour in the furniture screens, carpets and chairs.

The difficulty with this project was that the partitions had to be cut around the beams that were strung across the office space.  The glazed fronts to the offices therefore had to be door head height so that the plasterboard above the windows could be cut out. The building also had a floor that was uneven, the important factor being that visually the glazed panels looked straight and so the line was put in with a laser. The window had a film design which at the current time of entering this project on the website had not been fitted.

Drawing work

In this case we needed to work out exactly the materials were needed first in order to cost it, but secondly to check with the customer what they wanted. This meant we had to produce a drawing. Sometimes we do not show this to the client, just in case they take all of our work and give it to someone else to price which some customers do. There is no appreciation that sometimes it can be actually quite difficult to work things out and they do not put a value on this, and we do not charge for smaller drawing work. We ensured that the customer was aware that with a 50mm wide system there are compromises on the sound performance of the system. In fact, the enclosed area worked out well for them. The other side of the glass was a main walkway, the desks inside the rooms were not right up against the glass so noise transference was quite small. Our main concern was matching the positions of the vision panels on the doors. In the end the doors matched fine and the customer was pleased with the final result.

Timber Demountable Partitioning in Swindon

Demountable Partitioning.

This project included the installation of a new Timber Demountable Partitioning System in order to create private meeting space while giving a clean professional look to the existing corridor. The project was fairly unusual in that the partition system although demountable; is actually made from Timber. the basic framework is still metal stud and plasterboard and the timber trims are fitted around the walls, as well as full timber door frames used to match in with the rest of the product.

Office Design and fit out in Chippenham

Office Refurbishment in Chippenham

Redlynch Leisure wanted to have a new open plan space to have an office design and fit out carried out. The initial space was completely empty and required a complete design with fitting out work, consisting of Interior space planning and design, demountable partitions, storage wall, carpets, creation of canteen area, flooring, decoration and minor electrical work. We also supplied all of the office furniture which was in keeping with the design of the building.

Design and drawing work

We came up with a few different ideas, the customer in the end went for a more traditional layout.

The office design and fit out project also required us to submit plans to Building Control for approval which we obtained on behalf of the client. The major aspects of this office refurbishment project is in using materials which were complimentary to the design of the building. We chose Komfort Klassic timber demountable system which matched the finish of the barn styled windows. The storage wall was chosen to take the place of a partition wall and a cupboard, saving on cost, and fitting with the finishes of the partitions, outside of building and the furniture, which we also supplied and installed. We also had to alter the plumbing and move a radiator in order to install the partitioning. We provided a complete package and all the customer had to do was to move in.

We also put the customer in touch with an IT company and telephone systems company to handle the requirements which we work closely with in projects.

Storage Wall

We designed into this project a product called storage wall. Storage wall combines the function of a cupboard with a partition wall. So we build it up to the ceiling and as the width is around 400mm the thickness of the wall with the contents gives really good sound insulation. It is still demountable, so can be taken down and rebuilt.

50mm wide Glazed Partitioning in Swindon

50mm wide Demountable Partitioning

50mm wide glazed office partitioning was the obvious solution to the customers requirements. The customer wanted some demountable partitioning to turn and unused office space into an open plan office space and a directors office. The system we recommended  was a 50mm wide glazed demountable system from Komfort that included a lot of glazed walls to allow light through and keep the area open and bright.

Privacy was a factor; the customer wanted each office and the meeting rooms to be private as possible. we used a wider 75mm system on the adjoining walls, and integral blinds in the glazed partitions so each office and meeting room could be enclosed when they needed. The walls were finished in a pale gray vinyl and the doors in a nice beech veneer to add some colour.

Office Refurbishment in Milton Keynes

Office Refurbishment

We were  invited by this customer to have a look at their existing office space as it needed an office refurbishment in Milton Keynes and the customer did not know where to start. They found us on the internet and liked our website as it showed real photos of actual projects rather than nice photo shopped images.

Out of the few that they contact we were the only ones to respond to their enquiry within a day.

When we first visited the client it was very obvious that the while area needed stripping out and starting again. What was surprising, although in reality we are not surprised, was that the existing partitions and mezzanine floor were not fire rated. We recognised the system below the mezzanine as a 50mm wide demountable partition system which has no fire rating at all. None of the exit routes out of the building were 30 minute protected and the mezzanine floor had a suspended ceiling fitted but it was not fire rated. The staff were working in a death trap. If there was any problem in the building then there would be a lot of trouble. The customer specialises in fire detection equipment, so for them to be in a building that was a potential death trap as it was not properly fire protected was nonsense.

Building Regulations

There were three different mezzanine floors installed at various times at different heights, and no paperwork to show that they had been passed Building Regulations, so from a fairly straightforward requirement to refurbish the offices there was a need to look at the whole building, design and specify it properly and get Building Regulation Approval. In the design we had to consider:

  • Fire protection of the mezzanine floors using the correct grade of suspended ceiling tile and support  column encasement
  • Correct design of protected fire exit routes throughout the building, checking of escape distances and signage
  • Full electrical design to suit.
  • New fire rated partitions where needed to meet Building Regulations
  • Supplementary fresh air systems to enclosed offices
  • Changes to air condition systems
  • Heating were needed.

CDM

There was no doubt that we were going to be on site for more than a month, and have more than 5 people on site, the whole project was quite a bit of work and so the work comes under the Construction Design and Management Regulations. The purpose of the regulations is to protect the employee and employer in making sure that a construction project is run safely. If you do not notify the Health and Safety Executive that the project is being carried out and there is a problem then directors of the company where the work is being done can go to jail.

Where do we start?

The first step is to measure everything and take lots of photos to see exactly what has been fitted. The next was to understand from the customer how they wanted to work in the space, so this included some basic functional block drawings identifying where they wanted Sales, Accounts and Technical. Once the broad locations were identified then the detail layouts were carried out identifying voice and data positions, partitioning and ceiling layouts and the work that had to be done on the mezzanine floor. Once the layouts were agreed we had to submit the plans to Building Control and get their approval which we did.

We produced many many drawings. All showing everything that was needed for each trade. Some shown below. The important document was the Building Regulations Approval document that is a legal requirement.

The first two photographs below show the immediate and obvious problem. The partitions are 50mm wide demountable and are not fire rated at all. The third photo shows the the vast storage area out the back. The rest just show the general bland and dated look of everywhere needed some tlc.

Stripping out and Construction work

We produced a plan and submitted all of the documents to the local Building Control people who assessed the drawings and arranged for some visits throughout the work. We also employed a Health and Safety Consultant who oversaw the work and kept all of the sub contractors on their toes, and they submitted the F10 to the Health and Safety Executive.

High Wall Jumbo Stud Office Partitioning in Bristol

Jumbo Stud Partitioning

The client was expanding to a new floor in the same building and was in need of jumbo stud partitioning as well as standard stud partitioning for seven new classrooms. The client decided against a suspended ceiling, instead having the rooms reach up to the apex of the roof at 4.5m. We felt that this would increase the noise levels in the room but the benefit would be a much more open environment.

We had to work out the materials in order to cost the work, so the first job is always to measure and draw it.

The walls were constructed from stud and board with jumbo stud to achieve a strong structure to that height. The walls were taped and jointed and painted in an off white colour so that each room was kept light and airy. The front doors to the training rooms were constructed from some conventional demountable partitioning system materials, as well as some demountable partitioning skirting sections to run around the walls.
